A delightful mid-Eighteenth-Century stone townhouse built-in 1751 for Archbald Moffatt, Kirk Elder, and linen weaver. It is a vernacular building, B (Grade II) Listed and comprises a ground, first and attic floors with an attached Outhouse and courtyard garden.

The house is habitable but is as yet an incomplete restoration.  Planning permission and listed building consent are in place (granted 10 May 2019) for the final phase of works to include reinstating the stone turnpike stair serving the first and attic floors to the rear of the building. 

All new handmade hardwood cills and windows with handblown glass. New services to the building include water supply, gas, electricity, and drainage. The property has High-Speed Broadband, there are no lead pipes. North & South chimneys, flues, and gable re-built in 2008, currently unlined. West Chimney rebuilt in 2017, lined and in use but requires attention due to missing lead.

Natural, breathable, traditional, and local materials have been used throughout the repair, conservation, and restoration to date: hot mix lime, NHL, clay and lime plasters, Earthborn clay paints, ecological breathable paints, Holkham Hall (Allback) linseed oil paints and waxes. The front door is original, the windows are all hardwood, handmade in 2011 and have handblown glass by Norgrove Studios. All external and internal joinery is painted with breathable linseed oil paint from Holkham Hall / Allback.

The Scottish Vernacular Building Group (SVBG) Journal Vernacular Building 43 (2020) has an article on the house encompassing the history, people and the building's development informed by archaeology, hands-on restoration, and documentary evidence. The house also features in the SPAB (Society for the Protection of Ancient Buildings) "The List 2020”. The Deeds date from 23rd February 1751. Signature of the originator Archbald Moffatt from house deeds is in the video and painted in the fanlight above the front door.

All C18th antiques (furniture, lights, four-poster beds, hob grates) valued by Bonhams at £24,000 are available for sale along with building materials, linseed oil paints, joinery fittings and the as yet unfitted boxed Jaga low H2O DBE radiators (worth £5,000). 

The Townhouse is close to all amenities, restaurants, hotels. Moffat is an outstanding conservation town, one mile from Junction 15 of M74 motorway, 44 miles north of Carlisle, 50 miles south of Edinburgh and Glasgow. Wooden floor, working window shutters, understair cupboard, reeded wooden fire surround (no grate), dado rail (bespoke) re-run but not fitted.

Rear Bedroom 3.3m x 3.9m (10' 10" x 12' 10") 
Dado rail, fireplace, wooden floor, vintage Flemish brass ceiling three-arm chandelier with two matching wall lights, working window shutters. Clay plaster finished with hot mix lime plaster, Earthborn clay paint to walls and ceiling, Holkham Hall paints to joinery and wax to floor.
The chimney was rebuilt in 2017 inserting liners to bedroom and kitchen fireplace below. The stonemasons omitted a lead DPC and there has been water ingress. The chimney needs to come down again and a lead DPC is inserted. These works can be done at the same time as re-building the turnpike stair which will entail changing the roof form and structure.

Two Attic rooms, timber floor, restricted head height, South attic has hearth from former fireplace. The gable and chimney head re-built in 2008, lead-safe with sandstone blocks, boulders, lime mortar, some original 1751 clay mortar and plaster still extant. North attic gable re-pointed with lime, chimney head re-built in 2008, lead-safe.
